5 Simple Tips to Prepare for a Home Purchase in San Diego
Preparing to purchase a home in San Diego is an exciting journey and can also have so many steps that it becomes overwhelming. Fear not, we have you covered from the initial "What if I bought a home" thought all the way to completion. To start, I want to start with sharing a list of 5 steps to help you start your home purchase journey.
1. Know Your Budget
It’s important to know much you are comfortable investing into your monthly home payment. Take into consideration the actual mortage amount, taxes, insurance, utilities and the abiltiy to pay for fixes and repairs.
This knowledge in conjunction with the pre-approval process will help you narrow down your search and ensure that you don’t end up looking at homes that are out of your price range and also you may qualify for homes that are higher than you initially thought. Knowing your budget, your lifestyle and what you are compforable with can be different than what you actually qualify for in a mortgage. Which then takes us to the next step. . .
2. Get Pre-Approved for a Mortgage
It’s important to get pre-approved for a mortgage before you start looking for a home. This will help you determine what price range you can afford and will also show potential sellers that you’re serious about buying. In fact, many seller’s will not consider your offer if it is not submitted with a pre-qualified letter from a reputable lender. 3. Research the Neighborhoods
Take some time to research the neighborhoods you’re interested in. Consider factors such as proximity to work, schools, public transportation and amenities. Key metrics to also consider could be crime rates, school ratings, local amenities such as grocery stores, restaurants, and local gym to name a few. 4. Create a Wish List
Prior to searching at homes, have a wish list ready. Now, while creating a Pinterest account for style and decorating is fun, I’m speaking more of the basics needed in your home. How many bedrooms, baths you need. Will you want an extra space for a home office (or two). Do you want a yard, pool, does it need to be pet-friendly. This is also a great time to highlight the items on the list that are non-negotiable so that you have a reference guide when touring homes. It’s rare to find the perfect home without you investing a little bit of time making it a little bit more “yours.” Thus, it’s important to know what is and is not a deal-breaker so you don’t miss out.
5. Hire an Experienced Agent
In fact, I would actually say that reaching out to an agent so they can share resources with you so you can initiate your home-buying journey on the right foot should atually be your first step. A professional agent can offer solid resources, advice and contact information for key people that will help make your journey so much easier and less stressful.
